Lessons from my first home

The biggest first-home mistake isn't starting small

By Sohamy Marquina · October 29, 2026

One thing my first home taught me? The biggest mistake isn't starting small. It's waiting years to make a plan.

So many buyers hold off because the home they can afford today isn't the home they picture forever. They want the bigger yard, the extra bedroom, the perfect street. So they wait, and keep renting, and the years go by.

Your first home is a starting point

Your first home doesn't have to be your forever home. A condo or townhouse in Woodbridge or Lake Ridge can be the step that builds equity, improves your credit history and gets you to the next home sooner.

Waiting has a cost too

Every year you wait is another year of rent that builds someone else's equity. Prices and rates will always move, and nobody can time the market perfectly. What you can control is being ready when the right home comes along.

A plan changes everything

Making a plan doesn't mean buying tomorrow. It means knowing your budget, your options and the steps between where you are now and getting your keys. Some of my clients bought within months. Others took a year to get ready. Both started with a conversation.

If you've been putting it off, this is your sign to start the plan, not the search.
