Renting in Northern Virginia? You may have more options than you think
If you're renting in Northern Virginia and wondering how you're ever going to afford your first home, I want you to know something: you may have more options than you think.
I hear the same thing from renters all the time. Prices feel out of reach, saving 20% feels impossible, and it seems easier to keep renting another year. I get it. I've been there. But a lot of people rule themselves out before they ever look at the real numbers.
You probably don't need 20% down
Many loan programs let you buy with much less. Some FHA loans start at 3.5% down, some conventional loans at 3%, and VA and USDA loans can require nothing down for buyers who qualify. Which one fits you depends on your income, credit and goals, and a good lender will walk you through it.
Down payment help is real
Virginia Housing and some local programs offer grants and assistance for first-time buyers. Rules, income limits and funding change, so the best move is to ask a lender which programs you qualify for right now.
Your rent is already paying a mortgage
It's just not yours. Once you see what a monthly payment could look like in Woodbridge, Dale City, Manassas or Dumfries, you may find it's closer to your rent than you expected.
Where to start
- Talk to a lender and get pre-approved so you know your real budget.
- Ask about down payment assistance and first-time buyer programs.
- Make a plan with an agent who knows the area, even if you're a year away.
You don't have to have everything figured out to start. You just need a plan, and that's exactly what I help with.
